Placemaking Objective

To find a new use for the former Debenhams building on Davygate, York. This involved looking at various concepts with tenant mix and business model scenarios in addition to standard letting terms.  

Impact

Created options in a volatile pandemic market enabling the owner to choose the most viable.

Our Approach

SPENT TIME getting to know the owner, understanding his aspirations. Concept options were discussed to fit around the introduction of a flagship opening of their own Trafalgar Jewellers.

AGREED a concept to compliment the jewellers with successful independent luxury operators to create a destination. 

APPROACHED businesses to populate the concept and to broker meetings with the landlord. This was based on existing knowledge, the opportunity was introduced to them, their interest gauged, shared with the owner and a dialogue started.

CONDUCTED sector competition reviews to support applications. 

DISCUSSED different scenarios at meeting with the landlord and produced business plans. Progression still pending dependent on normal market conditions returning.
